Today we're going to discuss why using a discount brokerage or Realtor is not worth the savings they promise. As everyone is aware, the market is still red-hot for sellers. Some people think that they can just slap their home on the market by taking photos from their phone without any preparation at all, and buyers are going to line up and provide multiple offers for their home. That’s just not true.
I had a listing appointment with someone in our database that I’ve been staying in touch with for several years, and they are planning on selling and relocating out of the area to a different state. They’re interviewing several other agents, and as always, I request to be the last in, and here's why: When I go on a listing appointment, it is truly a consultation on what to do, and more importantly, what not to do. When they met with their first Realtor, that Realtor suggested that they keep the home in its current condition.
Keep in mind, this home was cluttered, needed paint, and needed a professional cleaning. It was a nice home, but it needed a lot of preparation, and they told me that they didn't feel comfortable taking his advice. I’m glad they did not take his advice because they basically would be selling their home in as-is condition.
Just because you are in a seller's market does not mean you are going to get what you're asking for. There are still properties that are sitting on the market that are not showing well at all. As I like to say to all my sellers, when preparation meets opportunity, success is inevitable.

Before you think about using a discount Realtor or brokerage to save money, please have me over. When your home is prepared, you will make more money than you would if your home was in its current condition. Someone telling you to sell it in its current state is telling you to sell it in as-is condition. You are not going to make the money you think you will, even in this red-hot market.
